The first experience was the construction of the Gusi-Lebedi residential complex, the first stage of which was completed ahead of schedule. Currently, KVS is implementing several projects in the field of housing construction, for example, the large-scale Los-Sertolovo project. So at the moment, the developer fully confirms its reliability by strictly adhering to construction deadlines.

6+3= Residential complex "Linkor"

The Linkor residential complex will consist of 6 buildings and 3 parking lots. Three 20-story buildings numbered 1, 3 and 5 will be located along a north-south axis, with the northern facades facing the Matisov Canal. The luckiest people in this sense will be the residents of the first building closest to the canal, whose windows will face north. By the way, the manager said that the sea view is only available from apartments located above the 10th floor.

Between the high-rise buildings (along the west-east axis) two 5-story buildings will be built, overlooking the courtyard or the neighboring Duderhof Club residential complex. Building 6 will be located in the depths of the complex, and its central (18 floors high) and northern parts of the façade will also look out onto the Matisov Canal and the Gulf of Finland. The side parts of the new building (8 floors high) will look either onto Admiral Tributsa Street and the More residential complex, or into the courtyard and neighboring buildings.

Between the buildings there will be underground and above-ground parking lots with a height of 2 floors for 763 cars. Considering that in the residential complex “Linkor” there are 1072 apartments, the situation seems to be good, but there is no mention of free guest parking even in the project declaration, and paid ones will be available only for rent and their cost is still unknown.

But I found out the price of a parking space in the Gusi-Lebedi residential complex. This information is actively discussed by shareholders in two VKontakte groups, some write: “I’m just shocked.” Depending on the type of parking and floor (the cheapest places are on the 6th floor), the deposit is from 5 to 100 thousand rubles and the monthly payment is from 3,500 rubles to 6 thousand rubles. Of course, Katernikov Street is quite wide, you can park a car, but the rules do not allow second row parking, and the street is not very long.

Nice and modern look

The houses are built using brick-monolithic technology, and it should be noted that the previous KVS facilities have a rather pleasant and modern appearance. This is achieved in particular by glazing balconies and loggias with aluminum stained glass construction. Windows and balcony doors are metal-plastic with single-chamber double-glazed windows and energy-saving coating. Commercial premises are provided on the ground floor of all buildings.

Starting from the third floor, the Battleship will have balconies. KVS has repeatedly received various awards for the quality of construction of residential complexes. No dramatic situations arose, with the exception of one case that made it to the press. In June of this year, an elevator fell from the height of the sixth floor at night in the Gusi-Lebedi residential complex; there were 4 people in it. There were no casualties - the safety system worked.

It should be noted that the apartments are rented out fully furnished and, judging by the appendix to the residential building documentation, which contains its description, the new residents will receive a good renovation. I note that shareholders have no complaints about the materials themselves, but many are dissatisfied with the quality of the seams on the loggias. For example, shareholders of the Gusi-Swans residential complex complain about drips in the loggias at the seams. New residents suspect that the developer made some changes to the configuration of the facade cladding already during the construction of the Ivan da Marya residential complex. On the forums you can find a letter from a KVS representative to shareholders, which actually informs about the changes and offers a refund to all dissatisfied people.

Internet intelligence

I have already mentioned VKontakte groups. They are quite active, especially discussing the cost of renting a parking lot, but they hardly ask the developer other pressing questions. I liked the developer’s website - it’s convenient to choose an apartment based on the number of rooms. There are plans, documentation (project declaration and construction permit), and the cost of housing is indicated.



There is a section with descriptions and photographs showing the finish. Among the shortcomings, I note the impossibility of choosing an apartment by indicating the building and floor, although the floor plans themselves are given. Unfortunately, there is no map showing the new building, so there is also no way to look at the existing social infrastructure. Another disadvantage is the lack of information about mortgages and installment plans.

Office visit

The KVS office is located in a building built by the company itself in the Parnassus industrial zone. You can get there only by buses that go from the metro station of the same name or by minibus from the Prospekt Prosveshcheniya metro station. I chose the second option and 15 minutes later I got off at the stop I needed. To my surprise, I did not find any sign that would help me find the developer's building.

In the end, with the help of intuition, I found the right building and got into a meeting with the manager. The negotiations took place in a common room where there were about twenty people. Managers' workplaces are quite spacious and located far from each other. By the way, taking into account such an inconvenient location of the office, the end time of its work could have been a little later than 19.00. However, on Saturday there is a chance to find the manager on duty from 11.00 to 15.00.

There is also information on the developer’s website that you can call the sales department and the company’s minibus will take you from the Parnas metro station to the office. I asked the manager if it was possible to use this service, but I was told that it’s not worth counting on this, since the minibus is most often busy.

Without booklets and layout

The manager answered all my questions in a friendly manner, and also talked about all the requested options and conditions for purchasing housing in the Linkor residential complex. If the information was only on the computer screen, then he did not hide it, but invited me to verify the availability of this or that apartment. Despite the fact that sales started about a couple of months ago, the office did not have a model of the residential complex, and there were no booklets describing the new building and showing the layout. However, according to the manager, the general album with layouts, which the employees themselves use, also exists in a single copy.



It’s not even clear what’s going on here: either it’s poor preparation, or the developer’s deliberate policy of saving on little things, from the road sign to the office to booklets. However, the manager offered to print the share participation agreement himself, even without my request. However, at the end of the conversation, the KVS employee managed to smear the good impression of his competence: when asked about the cost of registering a child-care center and registering property rights, he suddenly began to get confused and mutter something incomprehensible. As a result, he had to ask his colleagues for help.

It turned out that the developer will undertake the registration of the residential building without additional payment, and the shareholder will be able to register ownership of the housing himself or through KVS for 10 thousand rubles. And the last negative point is that the manager did not know exactly how to approach the object and how to get to it by public transport, and therefore found this information on the Internet. True, I confused which metro station the most convenient minibus comes from.

Location

Having received all the information I needed, I drove to the Prospekt Veteranov metro station and tried to find a minibus with the number that the manager suggested. It turned out that such a minibus really exists, but it goes from the Leninsky Prospekt metro station. Having found another suitable minibus, after 15 minutes I got off on Peterhofskoye Highway, just opposite the recently opened Pearl Plaza shopping center. Then I reached the beginning of Katernikov Street, where the “Linkor” residential complex will appear, and saw a blue fence blocking traffic. For me, it did not become an obstacle because of the huge hole that everyone who wants to get to this street uses.

However, as it turned out, you can also drive to the counter by car. To do this, you need to turn from Peterhofskoye Highway onto Admiral Tributs Street and then, taking the first turn to the right, get to the street. Katernikov. The street itself is completely usable up to the bridge over the Matisov Canal. As for the general transport accessibility of the entire Baltic Pearl mixed-use complex, I wrote about this in detail in an investigation about the More residential complex. I will only add that the decision made to build the Kazakovskaya metro station and Heroev Avenue, which will pass through the bridge over the Dudergof Canal and connect the Baltic Pearl with Leninsky Prospect, does not solve the problem. There will simply be another alternative to the Prospekt Veteranov metro station and the Leninsky Prospekt metro station.

The complex itself is located between Admiral Tributsa and Katernikov streets; more houses will appear in the north between the new building and the Matisov Canal and further towards the Gulf of Finland. However, as the manager told me, they will not be higher than 8 floors. To the east, behind Katernikov Street, there will be the elite Duderhof Club complex, followed by the Duderhof Canal and the South Primorsky Park. From the south, another phase of the “More” residential complex will be adjacent to the “Linkor” residential complex, but its construction has not yet begun.

Children's infrastructure is in short supply

If we talk about infrastructure, I also described this issue in detail in my investigation of the More residential complex. However, there have been some positive changes. Firstly, the Pearl Plaza shopping center opened, which partially solves the problems of shopping and entertainment infrastructure.



Secondly, a kindergarten and a school, located next to the Linkor residential complex, are close to commissioning. However, quite a few residential complexes have already been built here, and many more will appear. So children's infrastructure is still in great short supply.

How to buy?

As I already mentioned, housing in the Linkor residential complex is sold under an equity participation agreement (214-FZ), the terms of which do not contain any surprises for shareholders - everything is correct and transparent. The purchase procedure is as follows: within 5 days after the conclusion of the DDU, the buyer must open a letter of credit, through which KVS will receive money, but only after the agreement is registered. The cost of opening a letter of credit is paid by the equity holder - 0.1% of the contract amount; the registration of the DDU, as I already mentioned, is carried out by the developer free of charge.

It is possible to purchase housing in installments until June 2015, although the DDU lists the commissioning date for the new building as the third quarter of 2015. The minimum installment payment is 10% of the apartment price, then 0.75% per month is charged on the balance. But there are no promotions or special offers. For now anyway.

How much?

The developer has a range of apartments for sale from studios to 4-room apartments, but there is something strange with the latter. During a conversation with the manager, I asked to show me a 4-room apartment, he introduced me to the layout, and when it came to the price, the manager said with surprise that for some reason they had been taken off sale. Then I checked the website and, indeed, there is a section “4-room apartments”, but there are no apartments. The next day, when I visited the site again, the section about 4-room apartments completely disappeared. However, it appeared when, two weeks later, I went back to the Battleship website to double-check something.

The cost of housing in the Linkor residential complex depends on the floor: on average, it increases by 2 thousand rubles per square meter every 5 floors. The cheapest studios are 30.45 square meters. meters without a balcony will cost 2 million 253 300 rubles, and with a balcony already 2 million 488 800 rubles. The most expensive studios on the upper floors cost 2 million 613 thousand rubles.

One-room apartments range from 37.6 sq. meters at a price of 2 million 782 400 rubles up to 64.7 sq. meters for 4 million 658 400 rubles. “Kopeck piece apartments” are available in sizes starting from 59.54 sq. meters worth 5 million 60,900 rubles up to 95.88 sq. meters at a price of 6 million 903 thousand rubles. Three-room apartments can be chosen from 87.05 sq. m. meters for 6 million 93,500 rubles up to 103.94 sq. meters for 7 million 275 800 rubles. The area of ​​four-room apartments varies from 153.8 to 154.7 square meters. meters at a price from 11 million 73 600 rubles to 14 million 702 200 rubles.

Considering the fairly high-quality finishing of the housing, prices can be called close to adequate, if not for the location of the new building. In principle, the cost of apartments in the “Linkor” is comparable to the neighboring complexes in the “Baltic Pearl”. Taking into account the cost per square meter for studios and one-room apartments, as well as the steady development of the area itself, we can assume that Linkor has investment potential.

Layouts: miracles of geometry

When considering the layouts, a fairly large number of apartments without balconies are striking. But, for example, only a balcony measuring 2.7 square meters. meter with a rounded shape somehow brightens up the dull sight of another studio “glass”. Speaking about full-fledged 1-room apartments, it should be noted that kitchens are more than 10 square meters. meters are available in all except the smallest apartment with an area of ​​37.6 square meters. meters.

But with a separate bathroom, the situation is different. There are a minority of such apartments - only the footage is from 58.6 square meters. meter guarantees a separate bathroom. The exception is an apartment with an area of ​​45.21 square meters. meters. It is not clear what was wrong with the “one-room apartment” with a footage of 52.53 square meters. meters with three balconies to have a combined bathroom, and even so small - only 3.58 square meters. meters - even a washing machine cannot fit there.



The balconies are somehow unevenly distributed: for some there are none, and for others there are as many as three. I must say that in the two-room apartments everything is in order - everywhere except one apartment option with an area of ​​61.44 square meters. meters - they are separate. However, the situation with balconies is the same - sometimes empty, sometimes dense. But in two-room apartments there is a real problem with the hallways. Or are they elongated and narrow, as, for example, in an apartment of 69.83 square meters. meters (it’s not even clear how the residents can disperse), or they have a narrow neck with four doors opening into it, as in an apartment with an area of ​​64.64 square meters. meters.

The shape of the rooms in the Linkor residential complex can both please and plunge you into the abyss of despair. An example of the first is the already familiar apartment with a footage of 64.64 square meters. meters, in which a large elongated room has 2 windows (they face different sides), and a room with one window is in the form of a square. An example of despair is an apartment with an area of ​​71.91 square meters. meter, in which two rectangular rooms each have one window, and they also open onto a loggia.

The geometry of 3-room apartments does not shine with variety, and retains all the disadvantages of the layout of halls and rooms. So, in an apartment with a footage of 92.56 square meters. meter there is not only a narrow passage in the hall, but also rectangular rooms with one window overlooking the loggia. The layouts of the remaining “ratchets” are approximately the same. But the bathrooms here are in complete order - there are two everywhere. The only place to rest your eyes is the apartment with an area of ​​87.05 square meters. meters - everything is very rational and convenient, but it does not have a balcony.

The layouts of the 4-room apartments are also not impressive. Despite the presence of 3 bathrooms, two of which are combined, the rooms are shaped like rectangles with access to small semicircular balconies. In general, not for everybody.

I will be brief: the reputation of the developer, the pace of construction of its projects, implementation according to the DDU (214-FZ), the presence of 4 banks providing mortgages, the possibility of purchasing an apartment in installments, as well as good finishing and quality of construction are listed as advantages.
