- Absolutely. After all, the money will be under the targeted control of the bank.

- Are there any risks that now large developers will create banks for themselves and continue to work in the old fashioned way?

- Impossible. Top 50 banks are working with these projects. Try to make a bank [included in] the top 50. It's easier to build with your own money.

- So the price will still be higher than it is now?

- In many of our design companies, shares are partially owned by financial groups. Either it is a personal investment, friends & family.

- What are these financial groups?

- These are financial groups that have given and are giving part of the money for the purchase of land plots, but, unfortunately, I cannot name them.

- What projects do you currently have in the active stage?

- In Krekshin "Honey Valley" - three lines. There is also a shopping mall, next to it we are planning a project in new Moscow. We are building up the territory of the "Ferein" plant. With the current cost of entering the project, when all the owners want money for the plot right away, it is difficult to make small ones. Everything is overrated. I think that now all the owners of land plots will begin to "drain" plots. Because developers have stopped buying. To make land plots of interest to developers, they must become 5-10 times cheaper.

- There were no difficulties, this is unscrupulous gossip. Sberbank has money in Medovaya Dolina, where financing is excellent. Nobody stopped a credit line for us, did not make claims to us. We had a delay in the commissioning of the first stage, the objects were commissioned not at the end of last year, but at the beginning of this. But they did everything, finished the landscaping.

- How did you become a builder?

- In 1988 there was such a construction cooperative "Alpindustria", where a group of climbers gathered and were engaged in industrial mountaineering. - Who were your first partners?

- I created this company first alone, then with a friend - Stanislav Tikhonov, now he works in one of the real estate companies. For some time he and I planned to engage in financial transactions, but not everything worked out, I bought out 50% of the shares from him, and then I built everything myself. In another period of time, in the general contracting business, I had a very good partner - Nikolai Grigorievich Novichkov. - Recently, on the first floor of a new building, they showed me a room for washing dogs' paws. This is something new?

- It may be, but then it quickly turns into warehouses, wheelchairs ... We believe that after all, dogs need to wash their paws at home, we don't take off our shoes when entering the entrance. (Laughs.) The project must be of high quality - to go into the hall and say: "Wow!" For example, in Barkli Virgin, we removed a piece of the second floor and we got a hall with a height of 6.5 m. - Do you live in a house that you yourself built?

- Yes, next door. I had a large penthouse at Virgin, but during the crisis I needed money for development, and I sold it.

- For business development.

- That is, not that you ran to buy a yacht or an airplane?

- There was no plane or yacht. What for? You can have a great rest without it: ride a kite, go to the mountains. I believe that having your own real estate and yachts interferes with an interesting vacation. If you want to travel, you can go anywhere. And if you are attached to some expensive objects, then there is no such freedom.

- Are you not a greedy person?

- I hope not greedy. Mikhail Rudyak [the founder and owner of the construction company Engeokom] taught me at one time, a wonderful person. Once Misha and I were flying from somewhere, a plane lands in Moscow, a call: “Remember, we once studied with you? Such a situation: my mother is in the hospital with a serious diagnosis. - Have you made any conclusions?

- I remember, yes. Do what you can.

- And when did you realize that you are a rich man?

- Never. There was always not enough money. And now I drive a car that is five years old. There is simply no extra money to change the car now. I wanted to buy myself a private house, a residence in Moscow, I bought a small house with 6 acres of land in private ownership in the area of \u200b\u200bDonskoy Street. Then a car factory was sold nearby - I bought a car plant, then Donskoe Baths were already sold nearby - I bought them, as a result, I built two Barkli Residence towers on this place.

- Why do you say that you have to save, there is not enough money? In theory, the person who built up the most expensive land in Moscow should be at least very rich.

- Because everyone made money in our business - officials, banks, thieving managers, and somehow it always turns out that everything I earn is invested in new projects.

In general, I do not know a single person in Russia who would have become rich in development. Not a single one at all. There are almost no people in Russia who would earn a lot in business, in the real sector. Not a commodity, when oil, or an aluminum smelter, or gas got out for two kopecks, not on the road, but who went from scratch, created, earned, did - not much. We can say that agricultural women, but they also did not buy this land for the real market value, that is, they got hundreds of hectares almost free of charge, the state helped with cheap loans. And then someone survived, but many did not. In general, it seems to me that the fate of a businessman in Russia is in question.

- Why then work?

- Well, I can’t do anything else. I love to build. Well, when you walk around Moscow, the eye rejoices and the soul of the beauty that there is an opportunity to create.

"I was disciplined"

- You graduated from the Faculty of Applied Astronautics. What would you do if you went by profession?

- Very applied history - physical and mathematical modeling, we did calculations, trajectories. Essentially, this is intelligence. Participated in the creation of programs for special forces - parachute saboteurs. That is, of you we can prepare a person who at night from 10 km from a civilian side at high speed can land at the Capitol in Washington.

- Why is that?

- You had to live on something. Life in the USSR was very poor. Mom worked at a secret space institute, but all the same, you can't live on it very much. I have worked as a climber-installer, on construction equipment, a truck driver, a taxi driver, a painter. In parallel, he studied, graduated with honors from the Faculty of Applied Astronautics, wrote his first dissertation, did not defend, then studied at the INSEAD business school, then defended his second dissertation.

- Why wasn't the first one protected?

- And then it didn't make sense. In 1989, I was assigned to the State Oceanographic Institute, and until 1991 I wrote my dissertation. Well, that's all - already perestroika, science is not needed, not funded, salaries are not paid. And the dissertation was. Then he went to Germany and worked there too. Science, like a jealous girl, requires complete concentration if you want to achieve something. My scientific advisor is Boris Levin, now the head of the Institute of Marine Geology and Geophysics of the Far Eastern Branch of the Russian Academy of Sciences, a world magnitude, I wrote a dissertation with him, did experiments with him. On the line of parents, many people were engaged in science: my grandfather's cousin is the chief designer of the Queen Boris Evseevich Chertok. He passed away at the age of 99 - missile military projects he did everything. My own grandfather was a professor of medicine.

- And what about the second dissertation?

- I wrote a PhD in self-regulation in the construction industry. We wrote the SRO law with Viktor Pleskachevsky 10 years ago, when the topic was just emerging.

- Why didn't this system work?

- It, like many other democratic institutions, cannot take root at the moment.

- Why?

- Complex issue. There is no direct answer to it. There is still no direct answer as to why a child born in Russia has a life expectancy comparable to Cape Verde, an archipelago (!) A few hundred kilometers from the northwestern coast of Africa, where there is no medicine at all. Question: do we smoke a lot? No, Italians smoke more. Do we drink a lot? Answer: The French drink more. Do we have bad medicine? Answer: There is almost no medicine in Cape Verde. Why do people live less here? Stress level. I think that no other country has had such a genocide against passionaries as we have. The same Lev Nikolayevich Gumilyov, the author of this theory, the son of Anna Akhmatova, is a man with a difficult fate. His father was shot in 1921 in St. Petersburg. He himself was repressed, that is, a world-class scientist did not get out of repression, he was practically banned. How can you improve your scientific theory in such a situation? Because if he had improved, many things would have been clearer. There is a theory that this is genetically passed down through generations.

Not only is it transmitted, but there is also a very simple but tough experiment. They take mice, put in a cage, and some very specific smell is given, for example, bird cherry. And at the same time they are shocked, not fatally, nothing, but the paws are unpleasant. They jump, fuss - it is clear that they are beginning to change their behavior. Then these mice have offspring. And this offspring has never been energized. And this offspring have never smelled bird cherry. But if they include the smell of bird cherry, 50% of these mice will get nervous. Suppose their parents taught them. Small mice are immediately taken from their parents. And still, with the smell of bird cherry, 50% of mice start to get nervous. Then they take the offspring of these mice. So, 25% of their offspring will start to get nervous at the smell of bird cherry. These mice never even interacted with those who were hit by the current. Never. But this thing gets into genetic memory. And in this sense, Darwin's theory does not fully work. Darwin's theory says that genetic changes occur: natural selection - more adapted individuals survive, as a result of variability and conservatism, the whole species changes. That is, Darwin's theory does not have any version that the facts that happen to an individual during life will be embedded in the genetic memory.

- How many generations will this be erased from the genetic memory, in your opinion?

- Fourth-fifth-sixth generation. But for democratic institutions to develop, we need to start working on this today.
